We considered an RV Resort possibility since we were RV'ers. We received a "deal" from Ocean Canyon - Styx River "Resort".

We were reluctant but concluded that we should at least go and check it out AND of course the price was great! Free and a gift card as well. Wow, were we taken. We arrived at Styx River and the "cabin" we had seen in the Styx River pamphlet WAS FAR FROM the cabin we were taken to!

The cabin we stayed in was at least 30 years old!!!! It was Tired, and smelled OLD. Our tour, well, actually it as THEIR tour. They (Angie) - now deceased and Kim Skipper showed us what they wanted us to see!!

We were told there was a restaurant - it was a small cafe and we never knew when it would be open. We were told there was a General Store - we never found it!! We were told there were nice patio lots - again NOPE. We were taken out in a gold cart and would ask what something was and could we see?

No Mam - they drove where they wanted. The pool was dirty and the patio tables were mildewed and the pool brick was in serious need of repair. Then we returned for the sales presentation. There was no presentation.

There was however a sales pitch. We never got our questions answered!! They were very good at changing the subject. We were told half truths, lied to, and ignored with our questions.

When explaining the pricing and the levels, they again stretched and talked and when we tried to ask for additional information we were ignored. Before we knew it, we were looking at paperwork that we had not yet agreed to and were being told, yes, told to sign here and here, and here. Yes, we took a breath. And yes we "signed up".

We did and we acknowledge that. We thought of our 5 grown kids and our 12 grandcildren and figured, hey, family gatherings, camping. We were told of all the improvements that were going to be made at Styx River Resort. We were told of the FREE camping ANYTIME at anywhere Ocean Canyon had a property.

We were told that we could volunteer for reduced lot rent. I was told that they needed help at store. WE still couldn't find the store!! We arrived at Styx River in March of 2015 and we have never been so angry.

The roads were not yet repaired. Our lot was not leveled. Other lots were trashed and dirty. There was trash and storage on OCCUPIED lots.

Some RVs were falling apart. The "river" was filled with empty beer cans and condoms - used. There were feminine products on the beach. There were plastic bags on the ground.

The stair case heading down to the beach was in dire need of repair. (and of course we never saw these places on our "tour") We saw THEIR places! The was profanity constantly. This was NOT a family park as we were also told while at the sales office.

Parties and drinking went on till the wee hours of the morning! Security - What security!! We were told at our, I mean their Sales tour, that there was security. When you brought these things up to management, we were always told, "We are working on it".

We finally had enough. We left after just several weeks. We contacted the Ocean Canyon Sales Corporate with our dismay and anger and were basically told, TO DAMN BAD. We expressed our grievances to the President of Ocean Canyon.

He never, never replied. Surprise. Of course, we were eventually contacted by the Membership Payment office and what did they want? Did they want to work with us to arrange a refund of sorts?

NO. Did they want to know if they could help us sell this joke of a time share? NOPE. Did they want to help us in any way?

Are you kidding? What they wanted was the membership dues!! They wanted to know when we were gonna pay up. Needless to say, they could have cared less about our concerns and as it turned out the concerns of several former members.

A Mr. Brad Jones informed us that the President never reads his mail. He told us that he is too busy to be bothered. Really?

We tried for TWO years to sell this membership. We ran ads in many papers and Craigs List.. We made calls and shared the membership word of mouth. We reduced the price on more than one occasion.

But because of the bad reputation and dishonesty of Ocean Canyon Properties, we were unable to sell this or unload at any price. Well, here it is , January 2018. We have not paid Ocean Canyon one red cent and we don't plan on it. We offered them our membership at a cost of HALF of what we paid.

They laughed. We don't do buy backs they said. Of course the sales department at Styx River told us the opposite. Mr Jones continued to call several, I mean many several times and our response was always the same.

We want answers! We want fairness and compensation. Again, he tells us that we have to pay or else! I wondered if he was going to hire someone to "break our legs".

This went on for months. I considered making a recording of my statement as it never changed. We had an email from him a couple of weeks ago - he said we must call IMMEDIATELY. No thank YOU.

Mr Jones, you treated us like dirt. You laughed in our face. Mr Jones, you let us know that we were not important. We made us feel afraid and threatened.

Mr President of Ocean Canyon, you never contacted us. You insulted us by not taking our pages of complaints seriously. Heck, Mr Jones says you just laugh at those things. Shame on you sir!

Sales Office at Styx River, You showed us what you wanted to show us. YOU drove us around to where you wanted to go. You gave us half truths and lies and ran a credit report without our knowledge. We even received three credit cards to help pay for this membership.

We had NO knowledge that we had even applied until Ms Skipper announced that we could put x amount of each card. We said, What cards? We don't believe in credit cards. She says, well you have them now.

We were told that a refund would be possible. If anyone out there is considering a purchase in Ocean Canyon - DON'T DO IT. THINK TWICE. SAY NO.

RUN.

HIDE. If anyone out there wants to buy our membership - hey, let us know....But then again, nevermind.

Reason of review: Not as described/ advertised.

Monetary Loss: $6500.

Preferred solution: Full refund.

Ocean Canyon Properties Pros: Being host to our family hopefully, We wanted to enjoy with our grandchildren.

Ocean Canyon Properties Cons: Feeling trapped, Being lied to, Promises made and not kept, Lack of security, Filth at styx river.

This I absolutely disgusting! I found a few different photos online of this filthy horrible and completely misleading place, which obviously took me hours and hours of deep web dedication with the assistance of google, and I must say, my heart truly goes out to you!

Karma is real, and trust me, they will get paid whatโ€™s due to them, but not with the money theyโ€™ve threatened you with paying/them obtaining from you!

So sorry that you were taken advantage of like this, when all you truly wanted and were looking for in the first place was a nice place to vaca the family to! So damn despicable!

I totally agree with this review. I am currently being harassed for payment of dues even though we sold our motorhome and are through with camping.

My husband has cancer, I have a stack of hospital bills, our only income is social security but they insist we pay $400.00 in dues.

For WHAT!!! I can't afford to throw money down a rat hole!

*** if you were THAT concerned about addressing the entire book of complaints and concerns pending against you, then you wouldโ€™ve contacted ALL OF THE PEOPLE ON THIS LIST RIGHT NOW PERSONALLY as soon as the issue arose, rather than waiting for a lawsuit to be filed before taking the initiative and responding PUBLICLY to all of whom you have taken advantage of just to save yourself the embarrassment! Thankfully, Karma is real.

Youโ€™ll receive all dues you are owed, IN FULL.

You have earned EVERY SINGLE BIT. Advice for the future, I hope youโ€™ve learned not to bite the hand that feeds you.
